Large Mortgage Service – Executive Mortgages & Expatriate Mortgages …

Unusual Mortgages were recently approached by Tony (Aged 45) an Executive Director of a major Bank, who is currently working in the United States.

Tony has an existing portfolio of Buy to Let properties in the UK worth in total £3.5 million pounds with outstanding mortgages of £1.4 million pounds. Like many British Expatriates working abroad he occasionally likes to review his mortgages and withdraw capital from the portfolio.

He approached us to re-mortgage one of his apartments in Central London that is currently worth around £550,000 looking to increase the buy to let mortgage to around £400,000. This would release sufficient capital for him to place a deposit on a new residential property in the US.

He approached our “Large Mortgage Service” for expert advice because of the complex nature of raising capital for British Expatriates living abroad. This is especially the case when there are multiple mortgages in the background, along with the prospect of taking further mortgage finance for a new residential property.

We were able to find him a Buy to Let mortgage suitable for British Expatriates on his current property for £400,000, which meant he was able to release the capital that he needed. The lender we found removed his other mortgages from their “affordability” calculations because they were supported by their own rental income.

Tony borrowed £400,000 in total on which we charged a set arrangement fee, instead of him being charged a typical percentage of 1%* that other mortgage advisers charge their clients in complex mortgage situations. This equated to a total saving of £3005 in Broker Fees for our client.

Large Mortgage Service – Let to Buy, Re Mortgages, Buy to Let Mortgages …

Unusual Mortgages were recently approached by Carl (Aged 39) who is an Executive Director of a large five star hotel in London.

Carl currently owns a property worth around £200,000 on the outskirts of London, which has a small outstanding mortgage and he would like to purchase an apartment in Central London to be closer to his work to reduce his commute time.

With property prices increasing rapidly in London, Carl asked us to explore the possibility of letting out his current property and releasing some deposit money. He had found a nice one bedroom apartment close to Kensington that was on the market for £360,000 that he would like to buy.

He approached our “Large Mortgage Service” for expert advice because of the complex nature of raising two mortgages at the same time. Both for the property that he wants to let out to tenants and also the new property that he wishes to buy for himself to continue to live in.

We were able to find him a Let to Buy Mortgage on his current property for £100,000, which was around half of its current value. This created the deposit that then allowed us to raise a new residential mortgage of £280,000 against Carl’s new apartment in Kensington.

Carl borrowed £380,000 in total on which we charged a set arrangement fee, instead of the typical percentage of 1%* that other mortgage advisers charge their clients on complex mortgage situations. This equated to a total saving of £2210 in Broker Fees for our client.

Large Mortgage Service – Buy to Let Mortgages & Development Finance …

Unusual Mortgages were recently approached by Simon (Aged 55) who is a Manager for a large national retail Company …

Simon has owned a plot of land for some time on which he has always planned to build houses on at the appropriate time. The building expenses of the project are likely to be around £500,000 in total and the eventual value of the houses is likely to be in excess of £1,000,000 on completion of the build.

He already owns his residential property outright which worth £450,000 and also has a Buy to Let Property in the background worth £335,000.  His plan is to raise £200,000 finance against his Buy to Let Property and a further £300,000 in separate Development Finance to cover all of the building costs.

Simon approached Unusual Mortgages because of the Large amount of Mortgage borrowing he was seeking and the complex nature of his circumstances. He had already been quoted elsewhere a broker arrangement fee of 1.35%* for his Buy to Let mortgage which have equated to £2700 in brokers fees – which he thought was expensive.

We were able to find a highly competitive Buy to Let Mortgage for him and charged a set arrangement fee, which equated to a saving of almost £2,000. Simon also asked us to try and save him money on the Development Finance he had been offered, as he thought the interest rate he had been offered was also expensive.

Unusual Mortgages negotiated a lower interest rate with a different Development Finance provider for his £300,000 requirements. The saving totalled £14,000 in interest over the 12 month term of the Development  loan, highlighting the benefits of seeking expert Independent Mortgage Advice.

New Large Mortgage Advice Service …

    Chris Morgan is the Lead Financial Adviser at Unusual Mortgages with over 30 years experience in Banking, Financial, Insurance and Mortgage Industries. He has worked for three major banks in his career – Lloyds, HSBC and Barclays.

    He is the former resident financial adviser for Barclays Regent Street, Liberty’s and Mayfair group of branches and been an Independent Financial Adviser since March 1999, when he created his own advisory practice Compass in Soho London. He has also been the Lead Financial Adviser at Unusual Risks and Unusual Mortgages, since 2009.

    He is a former Financial Adviser of the Year, Barclays Young Business Person of the Year and finalist in the FT Adviser Mortgage Adviser of the Year contest.

    He has also won a host of other community and industry awards for his consumer facing work within the finance industry.

    Chris has recently been shortlisted at The European Diversity Awards for Barclays Campaigner of Year. This is for his work as a Diversity Leader within the UK Financial Services Industry.
