Tony has an existing portfolio of Buy to Let properties in the UK worth in total £3.5 million pounds with outstanding mortgages of £1.4 million pounds. Like many British Expatriates working abroad he occasionally likes to review his mortgages and withdraw capital from the portfolio.
He approached us to re-mortgage one of his apartments in Central London that is currently worth around £550,000 looking to increase the buy to let mortgage to around £400,000. This would release sufficient capital for him to place a deposit on a new residential property in the US.

We were able to find him a Buy to Let mortgage suitable for British Expatriates on his current property for £400,000, which meant he was able to release the capital that he needed. The lender we found removed his other mortgages from their “affordability” calculations because they were supported by their own rental income.
Tony borrowed £400,000 in total on which we charged a set arrangement fee, instead of him being charged a typical percentage of 1%* that other mortgage advisers charge their clients in complex mortgage situations. This equated to a total saving of £3005 in Broker Fees for our client.
